What Importance Does it Make To Know The Sellers?



After all the stress of buying a home, once you have found ‘the one’ does it really matter what you know about the prior owners of your soon-to-be home? Understanding the seller’s situation, why they have put their home on the market, and details like this may come back to be beneficial to you when it comes to negotiations in this multiple offer market we are in today.

The most helpful and non-offensive question a buyer can ask is simple: Why are they moving? It can be a snowball from there. Job transfer, divorce, death in the family, just moving, and every option gives the potential buyer an edge. "We can get more sophisticated, but that's the bread and butter," says Goldstein. “I think people underutilize the obvious like Googling the seller. Is there something that's changing the seller's life?"


I found this article and was intrigued by it. I am not yet sure how I feel about prying into someone’s personal tragedies to turn it for my clients benefits, but what do you think? Comment below!

That's a good tip, to find out more about the seller's stuation.  More knowledge is always beneficial in negotiations.

Jennifer, I am sure every state is different but in Florida agents are not supposed to disclose the reason why the seller is moving... for the exact reason mentioned.. it can possibly give the buyer an advantage. I still hear it all the time though... I will be with a customer on a beautiful home and the listing agent wishers to me... "isn't it sad that they are getting a divorce?" Well.. now I know because the agent told me!

Thank you for your comments! Isn't that how all real estate is? What happens is whispers and undertones proves to be just as or more important than the formal transactions.
